The company, through its subsidiary Los Gatos Advanced Imaging and Visual Effects India LLP, has taken over 41,435 square feet of office space at the Atria Block in International Tech Park Hyderabad (ITPH), located in Madhapur.

The lease agreement spans five years, starting from August 1, 2025, with rent payments beginning in October 2025.

  • Rental rate of around ₹95 per square foot
  • Annual escalation of 5%
  • Security deposit of ₹2.36 crore

  • ₹1.43 lakh per month for 41 car parking slots
  • ₹74,000 per month for 124 two-wheeler slots

The agreement also includes a three-year lock-in period.

The property is owned by VITP Private Limited and managed by CapitaLand India Trust. Notably, Warner Bros. Discovery also operates from the same building, making it an emerging hub for global media companies.

This marks Netflix’s second major office in India, after its Mumbai office located at Godrej BKC, which spans 1.37 lakh square feet with a monthly rent of ₹4.28 crore.
